I would like to summarize my experience working with Chris Karsteter as the agent in my own real estate transactions over the last thirty years. Selling or buying a house, and moving, is an enormous upheaval in anyone’s life. A real estate agent is there to represent the buyer or seller in making or accepting offers, evaluating the offers and the terms, negotiating the final price, and managing the documentation of the transaction. But the best agents, like Chris, go beyond that by providing practical advice and a wide range of help and resources to the client in managing the logistics of the move and the transition. An agent like that can become a trusted friend of their clients for life. I was lucky to have Chris Karsteter as the agent for my first real estate purchase, a condominium on Eastlake Avenue in 1989. I knew nothing about buying property. He was extremely helpful and patient in walking me through the transaction, giving me a careful assessment of the value and pricing of the place, good advice on decisions I had to make, suggesting excellent workers and movers when I needed to find them, and shepherding the details of the process all the way through to completion of the purchase and the physical move. Ever since this first transaction, I have been highly recommending Chris to others, and have consistently called on him for all my later moves. In 1994 I was ready for a larger home, and Chris was the one who helped me find a lovely condo in the historic Gainsborough building on First Hill. He took the time to show me a full range of other properties so that I was ultimately confident in choosing it, and he gave me his always excellent advice on the price and on negotiating the sale. This was a stretch for me financially, and it was Chris’s knowledge, patience, and experience that made it possible. Again with Chris’s help I later moved to a three-story townhouse on Phinney Ridge, where I still live. When I remodeled the townhouse in 2007 Chris was again an invaluable source of recommendations about the changes that would most cost-effectively improve the value of the house. Now, in 2020, he is doing a heroic job of managing the many big projects involved in the sale of my brother’s house in Wallingford after my brother moved into assisted living. This old home was stuffed with the leftovers of about 90 years of possessions accumulated by successive members of the same family continuously living in the house – with no intervening sales of the house that would have triggered clear-outs, clean-outs, updates, repairs or improvements. The enormous project of preparing this house for sale is not one I would have wished on any real estate agent. Nevertheless I called on Chris again, knowing that we needed his skill, experience and resources. Chris has access to a seemingly vast range of contractors and service providers who trust him and who will go out of their way to be available and do good work for him and his clients. This house needs just about all of them. Chris currently is calmly organizing and scheduling successive waves of workers through the house to get it in the best shape for sale in the most efficient and economical way, with the interests of his client firmly in mind. For example, he recently received bids in the range of $30,000 to empty the house and haul away the contents—which are equivalent to seven loads of a large truck—but he kept looking, and found a reliable and careful hauler who will do the job for $4,400. This extra effort for his clients is typical, and invaluable. He checks in with me regularly about the progress, and asks for my input when there are choices to be made. I again feel very fortunate to have full confidence in Chris’s skillful management of this challenging project, and am very grateful to him for making the whole process easy for me and my brother.
